Pipe Penetration Waterproofing for Every Pipe Through Your Roof
Pipe penetration waterproofing seals the points where pipes, conduits and cables pass through a roof. A typical commercial roof has dozens: drainage vents, refrigerant lines to AC units, water pipes to tanks, electrical conduits and solar cable entries. Each is drilled or cut on site, often by a different trade, and closed with whatever sealant was to hand.
Leak Lock Insulation Contracting forms a proper waterproof collar around each penetration, on metal sheet and concrete roofs alike. Facility managers, villa owners and MEP contractors use us after new services are installed, or when leaks appear around existing pipework.
Signs of Leaking Pipe Penetrations
For example, clients contact us for one or more of the following reasons.
- Stains around pipe entries: damp rings on the ceiling where pipes come through.
- Foam or silicone plugs: temporary fillers that have cracked in the sun.
- Loose pipe boots: rubber boots that have split or slipped.
- Clustered pipes: several pipes through one rough opening.
- New services recently added: fresh holes that were never sealed properly.
- Water tracking along pipes: drips some distance from the opening.
Our Pipe Penetration Sealing Services

Conduit & Cable Entries
Electrical entries sealed with a downward-facing detail.
Concrete Roof Penetrations
Similarly, pipes through slabs sealed and tied into the roof waterproofing.

Our Pipe Penetration Waterproofing Process
Because every site is different, we adapt these steps to your pipe penetration waterproofing project.
- Roof SurveyBefore anything else, every penetration is located and its condition recorded.
- CleaningThen, we remove old foam, sealant and dirt from pipe and roof.
- Opening RepairAfter that, we close oversized holes around the pipe.
- Collar FormationAs soon as that is done, we bond EPDM to the roof and up the pipe, then clamp or seal it at the top.
- Water TestFinally, each collar is water tested where possible.
Materials & Methods
Collars are formed from EPDM membrane with bonding adhesive. The membrane is taken up the pipe above the level water can reach and finished at the top so that rain running down the pipe is shed over the collar. Expanding foam and general silicone are removed, since neither is a waterproofing material.
In short, the work includes the following.
- EPDM membrane collars formed on site
- Bonding adhesive for metal, concrete and pipe surfaces
- Top-edge clamp or sealant finish
- Closure plates for oversized openings

Questions about sealing pipes through a roof. Also, you can call us with any other question.
The hole is usually cut larger than the pipe and filled with foam or silicone. These materials break down in the sun, and pipe movement opens a gap for water.
Yes. Where pipes are tightly grouped we either seal each one in sequence or build a hood or kerb around the group.
No. Pipes and cables remain in place and in use while the collars are formed.
After the pipework is installed and before the first rain. Sealing new penetrations immediately avoids the first leak.
Yes. Cable and conduit entries from rooftop solar installations are sealed in the same way.
